The humid continental climate, with cold freeze-thaw winters and hot summers, creates steady pressure from moisture, insects, and fungal decay. This guide explains what wood rot and termite damage actually are, how to spot them before they spread, what they do to the structure of your home, and how to decide whether a repair is honest or whether replacement makes sense.

Dry Rot and Wet Rot: Not the Same Problem

Dry rot and wet rot are two different fungal diseases that attack wood, and they behave differently enough that a carpenter needs to tell them apart. Dry rot grows in wood that is damp but not saturated, which is exactly the condition a St. Louis climate provides: moisture from humidity, condensation, or slow seepage into wood that does not dry out quickly. The fungus spreads through the wood grain and can even travel across masonry to reach new timber. Wet rot, by contrast, needs a persistent direct water source like a plumbing leak or a roof that drains into a wall cavity. It stays local to that source and does not travel through sound wood. Both are fungal, both soften the wood, and both can hide under a paint film that looks perfectly sound from the outside.

The difference shows up in how the wood fails. Dry rot creates a cubical cracking pattern and a dry, crumbly texture when you probe it. Wet rot darkens the wood and makes it spongy and soft, almost like wet cardboard. In both cases, the paint can remain intact because the decay happens inside the wood first. This is why a visual inspection from across the room is not enough. A screwdriver or awl is the real test: if it sinks into the wood with light pressure, decay is present, and the extent of it can only be determined by careful probing or, in structural members, by opening up the damaged area to see how much sound wood is left.

Termite and Beetle Damage, and How It Differs from Rot

Termites and wood-boring beetles cause damage that looks and behaves differently from fungal rot, and the two often occur together because the same moisture that invites decay also attracts insects. Termites hollow out wood along the grain, often leaving a thin shell of sound wood on the surface while the interior is mostly gone. They also build mud tubes on masonry surfaces as they travel between the soil and the wood above. Wood-boring beetles, by contrast, leave small round exit holes and a fine sawdust-like material called frass. Both types of damage weaken the wood, but in different ways: termite damage removes section from the interior, while beetle galleries create a network of voids that reduce stiffness.

Identifying which insect is present and treating it is the work of a pest control operator licensed or registered in your state, not a carpenter. Your pest inspection report is the starting point for any repair work. Once you have that report, a carpenter removes and replaces the damaged wood and helps close off the conditions that allowed the insects in. The pest operator's job ends with the treatment; the carpenter's job is to rebuild the structure that was damaged. These are separate trades, and both matter. Never assume that wood damage from insects is eliminated until a licensed pest professional has assessed it.

Reading the Signs Before You Open Anything Up

Before you call a carpenter, you can do a simple walk-through and note what you see. Look at painted trim, sills, and thresholds: if paint is blistering, peeling, or holding moisture, water is getting in. Press your thumb firmly on fascia, soffit, and the bottoms of window frames: if the wood gives easily or feels spongy, decay is likely present. Try a screwdriver or awl on suspicious spots: if it sinks in with light pressure, that is a sign. Walk your floors and feel for soft or springy patches, especially near exterior walls or bathrooms. Check deck boards by stepping on them and feeling for flex or soft spots. In enclosed spaces like basements or crawlspaces, a musty smell often means moisture is high enough for decay to grow. Doors and windows that have shifted how they close, or that stick or rattle more than they used to, sometimes signal that framing beneath them has moved because of decay in a sill or stud.

All of these signs are worth noting, but none of them tells the whole story by themselves. Surface appearance almost always understates the extent of decay. Wood can look fine on the outside and be substantially hollowed inside. This is why probing is how a carpenter actually determines what needs to be done. Expect to see some wood opened up or probed carefully during an estimate. That is not damage; that is how the real condition gets revealed so you can make an honest decision about repair or replacement.

What Decay Does to a Floor, a Deck and a Wall

To understand what decay does to your home, it helps to know what each part of the structure carries. A floor joist is a beam that spans from one wall to another and carries the weight of everything on that floor. The subfloor is nailed to the joists and distributes that load. The sill plate is the wood that sits on top of the masonry and anchors the floor frame to the building. The rim joist closes off the edge of the floor and helps carry loads at the perimeter. A deck ledger is the board bolted to the house where the deck attaches, and it carries half the weight of the deck and everything on it. When decay removes section from any of these members, the load path is interrupted, and the member becomes less stiff and less able to carry load.

The first thing a homeowner feels when section is lost is bounce or springiness in the floor, because stiffness is the first property to go. That soft or bouncy feeling is your signal to look closer, not a sign that collapse is imminent. Over time, if decay continues, a joist can lose enough section that it sags noticeably or cracks. A sill plate that rots can allow the floor to settle unevenly. A deck ledger that decays can pull away from the house. A rim joist that fails can allow the edge of the floor to drop. The ledger connection is the single most important connection to inspect on any deck, because that is where the deck is anchored to the house, and failure there puts people at risk. All of these problems develop over time, not overnight, and all of them can be addressed by a carpenter once the extent of the damage is known.

Repair or Replace: The Actual Criteria

The decision between repair and replacement depends on four things: how much sound wood is left in the member, where the decay is located, whether the water source can be closed, and how the two costs compare once you count the cost of access. A joist that has lost 30 percent of its section mid-span can often be sistered, meaning a new joist is bolted alongside it to share the load and restore stiffness. A sill plate that is partially rotted can sometimes be repaired by removing the decayed section and splicing in new wood, especially if the decay is not at a bearing point. A deck ledger that has failed should almost always be replaced because the connection is too critical to repair. Fascia or soffit that is rotted can be replaced without disturbing the structure beneath. A window sill that is decayed might be repaired with epoxy consolidant if it is a profiled or detailed piece worth saving, but only if the decay is shallow and the water source is closed. Filler over structural rot is not a repair; it is a delay.

A good contractor will quote both options where both are honest. Sometimes repair is the right answer because the wood is sound enough and the cost is lower. Sometimes replacement is the right answer because the decay is too extensive, the member is at a critical bearing point, or the cost difference is small once access is included. Access often costs more than people expect, because getting to a joist or a ledger means opening walls or removing trim.
